What It Actually Is

Not Christmas Lights. Architectural Lighting.

Permanent lighting is a track of individually addressable LED fixtures seated inside a low-profile channel that mounts flush to your fascia or roofline. The channel is powder-coated to match your trim, so during the day it reads as a shadow line rather than a decoration.

The distinction matters because it changes how you use it. Seasonal lights go up for six weeks and come down. This system is on most nights of the year in a soft warm white that defines your gables, dormers, and peaks — the same effect designers pay for with permanent soffit lighting. The holiday colors are a bonus feature, not the point.

Because each LED node is independently addressable, you get genuine multi-color patterns. Red, white, and blue means three distinct colors repeating along the roofline, not a blended purple glow. That single technical detail is the difference between looking intentional and looking cheap.

The System

Four Parts. All of Them Matter.

Cheap installs cut corners on one of these four and the whole system suffers. Here is what we put on your house and why.

The channel

A slim aluminum track, powder-coated to match your trim, fastened mechanically to the fascia. It hides the fixtures and wiring and angles the light outward and down.

The fixtures

Individually addressable RGBW LED nodes. "Addressable" is the important word — each point can be a different color at the same time, which is what makes patterns possible.

The controller

A weather-rated controller and transformer mounted discreetly, usually near the garage or an eave. It holds your saved scenes and runs your schedule even if your Wi-Fi drops.

The app

iOS and Android. Pick colors, build zones, save scenes, set schedules, and trigger them from anywhere. Everyone in the house can use it without a tutorial.

What You Get

Everything Included

16 million colors, properly

Solid colors, multi-color patterns, gradients, chases, twinkle, and fades. Because each node is addressable, red-white-blue is three distinct colors at once — not a muddy blend.

Set it and forget it

Schedule on at sunset and off at midnight, then assign scenes to calendar dates. Halloween, Thanksgiving, and Christmas simply happen without you opening the app.

Built for real weather

Sealed, weather-rated fixtures tested from desert heat to sub-zero. The channel is oriented to shed water and snow instead of collecting it.

Never a ladder again

No hanging in November wind, no takedown in January ice, no tangled strands in a storage bin, no hiring a crew every single season.

Invisible by day

The channel is color-matched to your fascia and sits tight against it. From the street it reads as a shadow line, which is why most HOAs have no issue with it.

Warranty that means something

Manufacturer warranty on fixtures with lifetime product options, plus our own workmanship guarantee. One phone number for both.

Used All Year

One System, Every Occasion

The most common surprise after install is how much people use it outside the holidays. A realistic year looks like this.

Install Day

What Actually Happens

  1. 01

    Measure

We walk your roofline, note peaks and dormers, and confirm the exact linear footage you are paying for.

  2. 02

    Plan the run

We decide where the channel starts and stops, where zones break, and where the controller mounts so nothing is visible from the street.

  3. 03

    Install

Channel goes up, fixtures seat inside, wiring is run and strain-relieved, controller is mounted and powered. Most homes: one day.

  4. 04

    Program

We pair the app, build your first scenes, set the sunset schedule, and confirm you can run it yourself before we leave.

Pricing

Priced By The Foot

Permanent lighting is quoted on the linear footage of roofline we are covering. A typical single-family home runs roughly 100 to 130 linear feet, though steep multi-gable architecture and detached garages push that higher.

Beyond footage, three things move the number: how many separate runs and zones the layout needs, how difficult the roofline is to access safely, and whether you want add-ons like landscape or soffit integration. We measure all of it on site and hand you one written price.

Lighting Questions

Asked Constantly

What is permanent lighting, exactly?
It is a track of individually addressable commercial-grade LED fixtures seated inside a low-profile channel that mounts flush to your fascia or roofline. The channel is color-matched to your trim, so from the street during the day it reads as architectural detail. At night it can be anything from subtle warm white accent lighting to a full animated holiday display.
Will the lights damage my roof or fascia?
No. Fixtures mount to the fascia board, not through the roofing material, so your roof warranty is untouched. The channel is fastened mechanically rather than glued, and the installation is non-destructive — if the system were ever removed, you would be left with small fastener holes in the fascia and nothing more.
What can the lights actually do?
Over 16 million colors, hundreds of preset scenes, custom zones, individual pixel control for animations and chases, music sync, and automatic scheduling. Most homeowners settle into warm white most nights for everyday curb appeal, then switch to holiday, game-day, or party scenes when they want them.
Are they controlled from an app?
Yes. A professional-grade controller app on iOS and Android handles color, brightness, scenes, zones, and schedules. You can set lights to come on at sunset and off at midnight automatically, and schedule holiday scenes for specific dates so Halloween and Christmas simply happen without you touching anything.
Can I see them during the day?
Barely. The channel sits tight against the fascia and is matched to your trim color, so from the street it looks like a shadow line. It is one of the first things we show you with a photo of a comparable home at your estimate.
Do they work in snow, ice, and rain?
Yes. The fixtures are commercial-grade and weather-rated for extreme heat, sub-zero temperatures, snow, ice, and driving rain. The channel is oriented to shed water and snow rather than collect it, and no seasonal takedown is ever required.
How much electricity do they use?
Very little. These are LEDs, and a typical home running a full-brightness white scene draws roughly the same as a few traditional light bulbs. Warm white accent scenes at reduced brightness — how most people run them nightly — use less than that.
Is there a warranty?
Fixtures carry a manufacturer warranty and lifetime product warranty options are available. Our workmanship is guaranteed separately. If a section fails, you call us and we come fix it — you are not shipping parts anywhere or troubleshooting it yourself.
Will my HOA approve permanent lighting?
In most cases, yes, and the flush, trim-matched channel is why. Many HOAs restrict seasonal decorations by date but permit permanent architectural fixtures. We can provide product specifications and photos for your architectural review committee, and we recommend getting written approval before install if your HOA requires it.
